description: The project located at [Brand Blvd. @ Doran] the start of the North Brand corridor in Glendale, CA takes advantage of a recently adopted mixed-use zoning ordinance that allows the developer to maximize the small lot area vertically to replace an existing-underperforming mid-rise structure with a high-rise structure that includes condominiums, retail, hospitality and commercial space catering to the growing professional working class in the Glendale/Pasadena area. Being situated directly south of the 134 highway corridor, there is no adjacent development to shield view northward into the San Gabriel mountains and westward towards the Los Angeles river. Twenty six floor above street level within the steel braced frame structure are the amenities for the penthouse level condos which are to be shared and used exclusively by the homeowners. A pedestrian bridge links the retail nodes and offers views of the plaza level below. Utilizing parking reductions for adjacency to public transit and shuttle service to the Goldline Stations in nearby Pasadena, the design features a parking reduction of 30%.
